Kellacott Farmhouse is situated within the small hamlet of Kellacott which lies amidst rolling West Devon countryside near the Devonshire/Cornwall border. The property is within a short distance of the delightful Roadford Lake and close to the villages of Broadwoodwidger and Lifton. The village of Lifton has a village store/sub post office, public houses, primary school, health centre and the well known Arundel Arms Hotel which is especially popular with fishermen. The town of Launceston is also within easy travelling distance, again with a good range of shops and services. The town of Okehampton is situated on the northern fringes of the Dartmoor National Park and offers an excellent range of locally and nationally owned shops, together with three supermarkets (including a Waitrose), expanding sixth form college, state of the art modern hospital and recently constructed leisure centre in the attractive setting of Simmons Park. From Okehampton there is direct access via the A30 dual carriageway to the cathedral city of Exeter a further 23 miles away, with its M5 motorway, mainline rail and international air connections. From the property the town of Tavistock is within easy driving distance situated on the western edge of Dartmoor and having an excellent shopping centre, thriving pannier market and excellent educational facilities including Kelly College and Mount House Preparatory School.

THE FARMHOUSE

Kellacott Farmhouse, which was originally mentioned in the Doomsday Book, is a thatched Grade II listed property of particular architectural and historic merit. The current farmhouse is believed to date from the late 17th Century and incorporates many character features including stone fireplaces, exposed ceiling timbers and original slate floors.

GARDENS

The property is approached from the lane via a long stone walled driveway which leads to an extensive gravelled parking area adjacent to the barns and overlooking the manege. From here there is access to the house and buildings, and space for erection of a 4 bay garage or further stabling if required, and subject to consent. From this parking area a set of palladium steps enjoy fine open and wide ranging rural views and lead down to the most impressive classical bowling green which is flanked by granite pillars. The gardens themselves are a particular feature, having been designed and planted by a landscape gardener. Immediately to the front of the farmhouse is a courtyard and terraced area with established beds and paths leading around to the rear of the house. Areas of garden, accessed by a number of paths and incorporating established flowerbeds and a number of ornamental and indigenous trees. There is a vegetable garden area with greenhouse and staging for larger greenhouse and useful store/garden shed constructed of stone and thatch. Inter connecting and spring fed ponds lead down to a delightful wooded area, again with grass path and being an attractive natural environment for indigenous wildlife.
